What we provide

Providing the Highest Quality roof and building envelope consulting services in the industry

Many architects and engineers have welcomed our services and now pursue roofing projects with our assistance, rather than shying away from them because of the previous high probability of problems.

With a combined experience of over 200 years in the roofing and building envelope industry, we have observed new products that have gone on the market only to fail in their first few years. That's why we stay with time-tested systems and methods that we have known to perform very well over the last 20 to 30 years - or longer.

We can consult on any type of system, including slate, tile, rubber, thermoplastics, metal, modified bitumen, shingles, and any other type of system on the market. In addition, with eight Registered Roof Observers on our team, you’ll know that your roof is not just up to code, but meets current safety standards and requirements.

COMMITTED TO DETERMINING THE BEST SOLUTIONS

GENERAL INSPECTIONS

Whether your roof is new, or old, inspections are the best way to extend the life of your roof. We can detect small problems before they become big problems and suggest preventive maintenance items.

CONSTRUCTION INSPECTIONS

We have eight Registered Roof Observer (RRO’s) available to inspect the work in progress to make sure that it meets or exceeds the project specifications and manufacturer’s requirements.

CORE SAMPLES

We cut and properly patch our own core samples in most cases. This allows us to determine the type and condition of existing roof, substrate, insulation, deck, etc.

MOISTURE SCANS

We have our own high-quality infrared cameras and two Certified Thermographers. We also perform electronic capacitance scans where appropriate.

DRONE INSPECTIONS

We take an innovative approach to our roof inspections. By using a drone as a roof inspection camera, we can scope the entire area, documenting every square inch of your roof.

LEAK DETECTION

We always get our leak! When your builder and your roofer (and three other roofers) can’t find your persistent leak(s), call us!

Design & Bidding Services

We do complete roof designs, including AutoCAD Details, Specifications, General Conditions, etc.

Specs & drawings

We prepare custom drawings for every project. We do not rely on standard manufacturer’s cookie-cutter details.

Master planning

Whether you have one building, or 100, or more, we can inspect and prepare a Master Plan for all your roofs. This will tell you the condition, life expectancy, budgets, etc., and allow for proper planning of your very valuable roofs.

System selection

One size does not fit all in roofing. We select the best system for every building, budget, with quality in mind, to get you the best system possible for your money.

Cost analysis & budget pricing

We can prepare an accurate budget for your roof project whether it’s new construction, or reroofing.

Bidder selection

We have the knowledge of many qualified roofing contractors in many geographic areas, and when we are out of our regular service area we have methods of finding the most qualified contractors for you.

Contract administration

After the bids are received, we prepare the AIA contract, obtain the proper certificates of insurance, review and approve submittals, and schedule the pre-roofing conference to make sure the project gets off on the right foot.

Survey services

We thoroughly inspect all roofs, using conventional methods and our full array of instruments

INFRARED MOISTURE SURVEY

We have our own high-quality infrared cameras and two Certified Thermographers. We also perform electronic capacitance scans where appropriate.

FAILURE ANALYSIS

60% of all construction lawsuits are premature roof failures. We can determine what went wrong and help you pursue the best action to have the problems corrected.

WARRANTY AUDITS

All warranties are not the same. They vary from manufacturer to manufacturer. Without requesting upgrades and enhancements, your warranty may leave you short when problems arise.

Maintenance Specifications & Programs

We can put together a maintenance plan with recommended items and frequency.

Preventive Maintenance Programs

We can recommend re-flashing, coating, etc. to greatly extend the life of your roof.

EXPERT TESTIMONY

We work with lawyers on all types of roofing and building envelope litigation. We do inspections, expert reports, testimony, etc.

EDUCATIONAL SEMINARS

We do roofing and building envelope seminars for architects, engineers, building owners, facility/property managers, etc.

First Presbyterian Church

WILKES-BARRE, PA

Mark J. Sobeck Roof Consulting was hired to perform work for the First Presbyterian Church located in Wilkes-Barre, Pennsylvania. Work included periodic inspections throughout the years and design and inspection of the complete re-roofing of all steep sloped and flat roofs.

The First Presbyterian Church of Wilkes-Barre has its roots in the Connecticut Susquehanna Company. The company claimed disputed land in Northeastern Pennsylvania, as it had also been granted to William Penn by Charles II of England. While a former church had become too small for the congregation's needs, the church as it stands today was built in 1849 and dedicated February 11, 1851.

University of Scranton Houlihan-McLean Center

SCRANTON, PA

We were hired to design and inspect the shingle re-roofing and ventilation improvements. In addition, we also droned all elevations to capture images to be used in the window replacement and masonry restoration project.

The Center serves as the home for Performance Music at The University of Scranton and was previously owned by the Immanuel Baptist Church and Trinity Baptist Church. It underwent extensive renovations after being acquired by the University in 1986.

Plaza 550 Scranton

SCRANTON, PA

We were hired to evaluate the problems with the existing roof, and then engaged to design the complete re-roofing, including new tapered insulation and wind resistant metal edgings.

Built in 1974, the 100 unit, 11 story structure has become the prime Clay Avenue setting in the 18510 area of Scranton, making it a popular choice for apartment dwellers. The complex is part of The Hill Section neighborhood and surrounds the University of Scranton with historic Tudor Revival-style homes that date back to the turn of the 20th century.
